AWF renovates properties in the Allegheny West neighborhood, which we then offer for sale to eligible buyers. Operating under the City of Philadelphia’s Redevelopment Authority Homeownership Repair Program, approved buyers are eligible for a special subsidy.
We offer a selection of two- and three-bedroom, two-story rehabilitated houses, all of which are energy efficient and feature modern kitchens and bathrooms, gas heat, washer and dryer hookups and a fenced yard. Prices range from $40,000 to $60,000.
For those just beginning to consider buying a home, we offer a 10-week Home Buyers Club, which teaches about the steps involved in purchasing a home, and helps prospective homebuyers determine how much mortgage they can afford, how to improve their credit and how to budget, putting them on the road to home-ownership.
If you’re interested in learning more about one of our newly renovated houses, we invite you to apply. To be selected for program participation, you must meet the following requirements:
- You must use the home as your primary residence.
- Your total household income must be no more than 80 percent of HUD median levels for metropolitan Philadelphia.
- Your credit status must indicate you are able to obtain a mortgage.
- Your debt-to-income ratio must meet mortgager’s guidelines.
- You must have sufficient savings for down payment and closing costs. The down payment is 3 percent of the purchase price, and you must have approximately $3,000 in savings to cover closing costs.
- You must be willing to live in the house for 10 years, as the city will provide a second mortgage.

- Income tax returns and all W2s for the last three years
- Pay stubs from the last 30 days
- Employer names and addresses from the last three years
- Bank statements from the last three months
- A list of open loan balances and monthly payments. Be sure to bring copies of last month’s bills and all utility bills
- Landlord names and addresses from all residences from the last three years
